Location: Located in the center of a block bounded by Formosa Street, Fernandes Tomás Street, Dr. Alves da Veiga Street and Alegria Street itself.
Building characteristics: 3 floors with a total gross private area of 472m²; Implantation area: 214.7m²
Current use: Services, warehouse, industrial activity and covered parking.
1. Spatial Reorganization and Adaptation:
Objective: To optimize the existing space for commercial and service use.
Actions:
• Reconfigure interior layouts to create modern and flexible office spaces.
• Improve common areas to improve the overall user experience.
• Update and adapt the infrastructure (plumbing, electricity, HVAC).
2. Change of use and expansion:
Objective: To maximize the useful area of the building by increasing the number of floors and changing their use.
Actions:
• Develop a PIP (Request for Prior Information) for an extension of the ground floor and the addition of 4 new floors.
• Explore the conversion of the building into residential apartments or mixed-use spaces (commerce on the ground floor, offices and residential units on the upper floor).
3. Potential added value:
Substantially increase the total area of the building.
Diversify income streams through the introduction of residential and commercial elements.
Enhance the attractiveness of the building with the aim of capitalizing on the increased property value in this prime location.
